Your house in Karachi, renovated while you are in London, Toronto, Dubai or Sydney — with a written BOQ, payments released stage by stage, and a video walk-through in your WhatsApp every week.
💬 Book on WhatsAppIf you own a house or flat in Karachi and live abroad, you already know the two bad options. Leave the property closed and watch it decay — seepage in the walls, fittings seizing, and an empty house quietly becoming a qabza risk. Or trust a relative or a thekedar with a lump sum and spend months wondering what your money actually bought.
There is a third option, and it is the one this page exists for. RenovateKarachi supervises your renovation on the ground in Karachi and reports to you like a project manager reports to a client — because that is literally the job. A written, itemised BOQ before work starts. Payments released per stage, against proof. A scheduled weekly video walk-through, not random photos when someone remembers. You approve every stage from your phone, in your time zone.
It starts with a video call and your property's details — area, size, what you want done, and access arrangements (a family member with keys, a society office, or a caretaker). We survey the property and send you the survey itself: photos, a video walk-through and a condition report covering plumbing, wiring, seepage and structure. Nothing is hidden because nothing can be — you see the house as it stands today.
Then comes the BOQ: every line item, material and brand named, priced. You approve it, query it, cut items from it — all on WhatsApp or email, at your pace. Work begins only on your written go-ahead. Each stage ends with a report: photos, a video walk-through of that stage, the BOQ lines it covers and the material invoices. You release that stage's payment directly to the contractor. The next stage begins. At handover you get a final walk-through video, a snag list we close out with proof, and the complete file — BOQ, invoices, stage reports — for your records.

Research on property crime against overseas Pakistanis points at the same drivers again and again: absentee ownership, unguarded property, and blind trust in intermediaries. The renovation version of that story is the lump-sum advance that disappears into vague weekly expenses. Our structure removes the blind trust from the equation — not by asking you to trust us more, but by making trust unnecessary at each step.
You never pay for work you have not seen. Your money is never pooled as one advance. The contractor is paid per verified stage, our supervision fee — a declared 10–15% of project value — is written into the agreement, and every material purchase carries an invoice shared with you. If anything in a stage report looks wrong, you ask before you pay, and the stage does not close until you are satisfied. That is the whole system.

A closed house deteriorates fast in Karachi's climate. Monsoon moisture gets in and stays in. Pipes corrode dry, then burst when water returns. And an obviously unoccupied house advertises itself — illegal occupation of overseas Pakistanis' property is a recognised enough problem that Pakistan has created special courts for overseas-property disputes, and the federal Interior Minister has publicly assured expats that reported occupation cases will be decided quickly.
A renovated, maintained, documented house is a protected house. Regular activity, society dues paid, a property that visibly has an owner who is paying attention — these are the practical defences. Many of our overseas clients renovate first and then either move family in, gift the home to a sibling, or rent it out. Renovated Karachi homes rent faster and higher — one documented Clifton case saw rent rise Rs 15,000 a month after two bathrooms were remodelled.

Renovation costs are the same whether you are in Karachi or Canada — the rates on our cost guide apply: full finishing renovation roughly Rs 2,500–4,500 per sq ft standard, bathrooms Rs 1.3–6 lakh depending on size and specification, kitchens Rs 5–10 lakh standard. Remittances into Pakistan hit a record US$41.6 billion in FY26, and a good share of diaspora money already flows into Karachi property — the owners who spend it well are the ones with paperwork.
Our charge is the supervision fee: 10–15% of the project value, declared in the agreement before work starts. On a Rs 30 lakh flat renovation, that is Rs 3–4.5 lakh for the BOQ, contractor management, stage inspections, invoice checking and weekly video reporting across the whole project. There are no other charges from us, and no commissions hidden in material prices — invoices are shared with you at cost.

A house standing closed for years: seepage spreads, fittings seize, and an unoccupied property becomes a target. Doing nothing is not free — it is the most expensive option.

Renovated stage by stage under supervision, with video proof at every step — and handed over ready for family, tenants or your next trip home.
Every stage ends with a scheduled report: dated photos, a video walk-through of the work, the BOQ lines completed and the material invoices. You approve the stage before paying for it. If a report does not convince you, the stage stays open — payment follows proof, never the other way round.
You pay the contractor directly for each completed stage, by bank transfer from your account abroad to the contractor's Pakistani account, against the stage report and invoice file we send you. Our supervision fee (10–15% of project value, declared in the agreement) is invoiced separately. We never ask you to send a lump sum to a personal account.
Whoever you nominate — a family member, a caretaker, or your society/building office. We coordinate access with them for the survey and the work stages, and site visits happen by arrangement. Workers on site are arranged through our vetted contractor partners, and the stage reports document every visit's work.
Yes — this is one of the most common overseas projects. The smart rental renovation targets bathrooms, kitchen, paint and electrical safety, in that order, because tenants judge a flat by exactly those. One documented Clifton case saw rent rise by Rs 15,000 a month after a two-bathroom remodel. We will advise you on scope against expected rent at the survey stage, honestly — including when a smaller scope is the better investment.
Renovation before sale is a common strategy in a slow sales market: a renovated house or flat stands out against tired listings and photographs properly for the portal listing. The BOQ file and stage documentation also help serious buyers trust the work. Tell us at the start that the goal is sale — the scope we recommend will favour visible, broad-appeal finishes over personal luxury items.
Our core service is the renovation itself, supervised end to end. Ongoing property care — scheduled inspection visits with photo reports, utility and dues handling, minor repair coordination — is something we are setting up as a follow-on service for renovation clients, because the same trust problem applies. Ask us on WhatsApp about current arrangements for your area.
Sometimes that works — if your relative has construction experience, time for daily site visits, and is willing to argue with contractors over invoices on your behalf. Most family arrangements fail on exactly those points, and the relationship pays the price. Our fee buys a professional obligation: a written BOQ, scheduled reports and someone whose job is to say no to a contractor. Many clients keep their relative involved as the key-holder and local contact, with us doing the supervision — that combination works well.
Yes. We write a master BOQ for the whole property and contract it in phases — structure and bathrooms first, for example, kitchen and finishes later. Phasing works best when the protective work (roof, waterproofing, plumbing) is not split, and we will flag any split that would cost you more in rework than it saves in cash flow.
Send us photos of your property on WhatsApp. We reply during working hours, book your free survey, and put every price in writing before any work begins.
