Home Renovation in DHA Karachi

Renovation for DHA's ageing houses and new-phase flats — surveyed, BOQ-priced and supervised stage by stage.

DHA holds Karachi's widest spread of housing in one scheme: 1980s and 90s houses in the early phases that are now 25–45 years old, 2000s homes in the middle phases, and new construction still finishing in Phase 8 and DHA City. The renovation demand follows the age curve. In the old phases it is bathrooms, kitchens, plumbing and wiring that have reached the end of their design life together. In the newer phases it is finishing quality — buyers of new houses routinely redo bathrooms and kitchens within the first years.

DHA also holds a large share of Karachi's overseas-owned houses: family homes kept closed between visits, inherited properties, and houses bought as a Pakistan base. Those are exactly the properties that decay fastest and worry their owners most — and exactly the ones our weekly video reporting and milestone structure were designed for.

What DHA houses usually need first

The survey pattern in older DHA phases repeats so reliably that we check for it by default: original plumbing at or past its service life, damp travelling from bathrooms into adjoining bedrooms, electrical systems designed before split ACs and modern loads, and roofs whose waterproofing has been patched for a decade. Finishing over these without repair is the most common wasted renovation budget in DHA.

The good news: DHA's older houses are solidly built on generous plots, in streets that cannot be recreated. A proper renovation — bones first, finishes second — gives you a effectively new house at roughly half to two-thirds of new-build cost per square foot, in a location no new scheme matches.

Working within DHA's rules

Interior renovation inside an existing structure is straightforward, but DHA regulates external changes, façade alterations and working practices, and flats carry building and society requirements of their own. We flag what your project touches at the survey stage and align the paperwork and working hours before the team starts, so the job never stalls mid-stage over a permission nobody applied for.

Planning rates are the citywide ones on our cost guide: full finishing renovation Rs 2,500–4,500 per sq ft standard, luxury interiors Rs 5,000–8,000, bathrooms Rs 1.3–6 lakh depending on size and specification. DHA's larger plots sit at the bigger end of project totals — a 1 Kanal standard renovation runs Rs 45–65 lakh — which is precisely why the BOQ and milestone discipline matters here more than anywhere.

Frequently Asked Questions

How much does it cost to renovate a 500 sq yd house in DHA Karachi?

A 500 sq yd (1 Kanal, about 4,500 sq ft) house at standard finishing specification typically runs Rs 45–65 lakh for a full renovation, based on published rate guides — Rs 2,500–4,500 per sq ft. Luxury specifications reach Rs 1.2–1.8 crore. The survey decides where in the range your house sits, mainly on the state of its plumbing, wiring and bathrooms.

My DHA house has been closed for years while I live abroad. Where do we start?

With the survey and condition report: we document the house as it stands — seepage, plumbing, wiring, roof — in photos and video, and send it to you wherever you are. From that report we build the BOQ together, and the work then runs in stages with weekly video reports and payments released per verified stage. You never fund work you have not seen.

Do DHA renovations need approval?

Interior work within the existing structure normally does not need structural approval, but DHA has rules for façade and external changes, extensions and site working hours, and flats may need society or building NOCs. We identify what your project touches during the survey and line up the paperwork before work starts, so nothing stalls mid-stage.

Should I renovate my old-phase DHA house or sell and buy newer?

Run the numbers both ways — we will do them with you at the survey. Renovation at standard specification costs roughly Rs 2,500–4,500 per sq ft against Rs 4,300–5,500 for new construction, and old-phase locations are irreplaceable. Unless the structure itself is failing, a bones-first renovation usually wins on cost, location and time.

Can you renovate a DHA house before it is rented out?

Yes — pre-rent renovation is one of the most common DHA jobs. The scope that pays is bathrooms, kitchen, paint and electrical safety, in that order. We will advise you against over-spending on luxury finishes for a rental; the BOQ is built around what tenants actually pay more for.
