The smallest room in the house — and the one where cheap work does the most hidden damage. We price it openly and waterproof it properly.
💬 Book on WhatsAppAsk Karachi homeowners which room they regret renovating cheaply and the answer is always the bathroom. It looks fine for six months. Then the tiles drum hollow, the wall on the other side starts bubbling, and the 'savings' turn into a second renovation — this time with demolition on top.
Here are real, published Karachi prices so you can plan. A basic flat bathroom (about 5×6 ft) — tile replacement, WC and basin, minor plumbing — runs Rs 1.3–1.8 lakh, labour and materials included. A mid-range bathroom (about 7×7 ft) with full tiling, new fittings, geyser repositioning and a vanity runs Rs 2–3 lakh. A high-end bathroom (about 8×10 ft) with imported tiles, glass partition, concealed plumbing and a luxury vanity runs Rs 4–6 lakh. Our BOQ tells you exactly which band your bathroom falls in, and why.
Published cost breakdowns of bathroom remodels show a pattern worth knowing before you compare quotes: sanitary ware and fittings take roughly 26–30% of the direct cost, tiles about 19–24%, installation labour 11–19% — and waterproofing only about 3%. Add the plumbing and setting work, and around 72% of a bathroom's cost is invisible once the tiles are on.
That is precisely where a suspiciously cheap quote cuts. The fittings you can see get kept; the waterproofing membrane, the pipe grade and the tile adhesive you cannot see get downgraded. Our BOQ names the waterproofing system and pipe brand in writing, and the stage report photographs the waterproofing before a single tile covers it. That one photograph is worth more than any verbal assurance.

A proper remodel strips the bathroom back to the shell. Old tiles and fittings come out, plumbing is renewed or re-routed, the floor gets its slope and waterproofing, and only then do tiles, sanitary ware and fittings go in. If your bathroom has been leaking into the room below, this is the moment it finally gets fixed at the source rather than painted over.
For flats in Clifton, PECHS and Gulshan, the common jobs are smaller but just as technical: replacing a leaking concealed tank, re-tiling a shower area, converting a tub to a walk-in shower for an elderly parent, or squeezing a vanity into a bathroom designed before vanities existed. All of them get the same treatment — written scope, named materials, stage photos.

One documented Karachi example shows why landlords renovate bathrooms first. A Clifton Block 5 flat had its two bathrooms remodelled, and its monthly rent rose by Rs 15,000 afterwards — the remodel paid for itself in about ten months. In a rental market where tenants choose between flats in the same building, the bathroom is usually the room that closes the decision.
For owner-occupied homes the return is different but just as real: no more bucket under the leak, no more shower that scalds when someone opens a tap, and a room that stops embarrassing you when guests ask to use it. Either way, the bathroom is the highest-value-per-square-foot renovation in the house.

Send us photos of your bathroom on WhatsApp and tell us its rough size. We will give you a planning range on the spot — basic, mid or high-end — then visit to measure and write the BOQ. A single bathroom is usually a two-stage job: strip-out and plumbing/waterproofing first, tiling and fittings second. You pay stage one when the waterproofing photos reach you, and stage two at handover after you have run every tap and flushed every flush yourself.
Most single bathrooms finish in 2–3 weeks. If we are doing two or three bathrooms in one house, they run in sequence so you always have one working bathroom in the house — a small thing that makes a big difference to family life during the work.

Two bathrooms of identical size can legitimately price a lakh apart on materials alone. Local ceramic tiles start at the budget end (material roughly Rs 120–450 per sq ft across the common local ranges), porcelain and large-format tiles sit above them, and imported lines above that — before laying, adhesive and grouting are counted. Fittings swing wider still: a local CP set and an imported designer set do the same job at five times the price, and both can be the right choice depending on whether the bathroom serves a family home or a premium rental.
Our BOQ handles this the grown-up way: three specification options for the big lines — tiles, sanitary, fittings — priced side by side, so you choose where your bathroom sits on the range with the numbers in front of you. What we will not do is quote mid-range and install budget in the hidden lines; the waterproofing, pipe and adhesive brands stay identical across all three options, because durability is not an upgrade.
In Karachi's apartment blocks, your bathroom sits in a vertical stack of identical bathrooms, sharing soil and water lines with the flats above and below. A leak at your ceiling may be the upstairs flat's fitting; your remodel may need the downstairs owner's cooperation for a day. Societies know this, which is why many require notice or an NOC for bathroom work, and why experienced flat renovators schedule stack-affecting work in agreed windows.
We handle the diplomacy as part of the job: the survey identifies which lines are yours and which are shared, the condition report documents pre-existing stains (so a neighbour's old leak is never billed to your project), and society permissions are lined up before strip-out. Flat owners who skip this step discover it mid-project, at maximum inconvenience and cost.

Coloured suites, stained tiles and fittings that drip all night — the classic 1990s Karachi bathroom, usually with failed waterproofing hiding underneath.

Strip, re-plumb, waterproof, re-tile. The same footprint becomes a bright, dry bathroom — and the wall on the other side stops bubbling for good.
A basic flat bathroom of about 5×6 ft — tile replacement, a new WC and basin, and minor plumbing — runs Rs 1.3–1.8 lakh including labour and materials, based on published Karachi contractor prices. If the plumbing needs full renewal or the floor needs re-sloping, the BOQ will show that as separate named lines before you commit.
Because it is only about 3% of the cost but decides whether the other 97% survives. Failed waterproofing is what sends damp into the adjoining room and loosens tiles within a couple of years. We photograph the waterproofing layer before tiling and include the photo in your stage report, so you have proof it was done, not just a promise.
A single bathroom typically takes 2–3 weeks: strip-out and plumbing in week one, waterproofing and tiling in week two, fittings and finishing in week three. Imported tiles or a custom glass partition can add a few days — the BOQ schedule tells you before we start.
Yes. Partial jobs — a leaking shower area, a failed concealed tank, a fitting swap — are common and get the same written scope and stage photos. One caution we always give: if the tiles around a partial repair are drumming hollow, the honest advice is usually to redo the floor properly once, rather than patch it twice.
Either way works. Most clients let us buy against the BOQ's named brands, with invoices shared on WhatsApp as purchases happen. If you prefer to buy your own sanitary ware or tiles, we will check quantities and compatibility before you pay the shop — wrong-size fittings bought in a hurry are a classic budget leak.
It is the single most reliable upgrade for rent. In one documented Clifton case, remodelling two bathrooms raised a flat's monthly rent by Rs 15,000, recovering the cost in about ten months. We cannot promise a figure for your flat — rents depend on the building and the market — but bathrooms and kitchens are where tenants notice quality first.
The brands named in your BOQ — agreed with you before work starts, from the ranges Karachi suppliers actually stock and service, such as the local Master, Karam and Stile tile lines. If a specified item goes out of stock, we tell you and agree the replacement in writing; nothing gets substituted silently.
