Our Process: Survey → BOQ → Milestones → Proof

Five stages, each with a document you can check. No stage starts on a verbal promise and no payment moves without proof of the last one.

Every renovation horror story is a process failure before it is a contractor failure. Work started without a written scope, money moved without verification, and materials were chosen verbally and forgotten conveniently. Our process is built to make those three failures impossible — for local clients and for owners watching from another continent.

The Five Stages

1

Survey and condition report

We visit your property, measure it, and inspect the systems that decide the real budget: plumbing, wiring, seepage, structure. You receive the survey as a document — photos, a video walk-through and findings written in plain language, including the problems we found and what ignoring them would cost later. The survey is free, and it is yours to keep even if you never hire us.

2

Written BOQ and agreement

From the survey we write the bill of quantities: every line item, quantity, material and brand, rate and stage. Alongside it, the agreement fixes the stage plan, the schedule, and our supervision fee of 10–15% of project value. You approve, question or cut lines before anything is signed. No line, no work — if it is not in the BOQ, it does not happen and it is not billed.

3

Stage work with photo and video proof

Work runs stage by stage: demolition and civil repair, plumbing and electrical, waterproofing and tiling, joinery and fittings, paint and finishing. Each stage closes with a report — dated photos, a video walk-through, the BOQ lines it covers and material invoices. Stages that hide work (waterproofing, in-wall plumbing) are photographed before they are covered. That photograph is your permanent record.

4

Milestone payments, released by you

You pay the contractor directly for a stage after its report reaches you and you approve it. Money is never more than one stage ahead of verified work, and no lump-sum advance sits with anyone. If a report does not convince you, the stage stays open until it does.

5

Snag list, handover and project file

At completion we walk the property with you (or on video, for overseas owners) and list every snag — a paint drip, a stiff hinge, a grout line. Snags are fixed and re-photographed before the final stage payment. You receive the complete project file: BOQ, agreement, invoices and every stage report, so the work is documented for insurance, sale or your own records.

What you receive at every stage

Documentation is not paperwork for its own sake — it is the product. A stage report contains dated photographs of the work, a short video walk-through narrated against the BOQ, the invoice copies for materials bought in that stage, and a note of anything found that was not in the survey (with a proposed line and price, for your approval before it is touched). For overseas owners this report lands on WhatsApp on a fixed weekly schedule, so progress never depends on someone remembering to call.

Local owners get the same file, and most tell us the weekly report is what finally lets them stop visiting the site daily. You are welcome on site any time — but you should never have to be there for the work to be honest.

Who actually does the work

Renovation work is executed by vetted local contractor partners — the plumbers, tilers, electricians, carpenters and painters who do this work across Karachi every day. Our role is the layer the market has been missing: selection, a written scope they are held to, stage inspection, invoice checking and reporting. Contractors are paid per stage against the same reports you receive, which keeps everyone's incentives pointed at finishing stages properly.

We start every client relationship narrow — bathrooms, kitchens, flats — and the same partners return across projects, so the team that tiles your bathroom has tiled for us before, under this reporting system. A contractor who will not work with photographed stages and named materials does not work with us at all.

Frequently Asked Questions

Is the survey really free?

Yes. The survey, condition report and BOQ quotation cost you nothing and commit you to nothing. We can offer this because the documents sell the service on their own — most owners who see their house's real condition report, with photographs, stop collecting verbal quotes. If you take the BOQ to another contractor, that is your right; it is your document.

What if something unexpected is found mid-project?

It gets photographed, priced as a proposed new BOQ line, and sent to you for approval before it is touched. Nothing is added silently and billed at the end. If you decline the extra work, we note the finding in the file and continue with the agreed scope — the decision, and the information behind it, stays yours.

How often will I get progress reports?

Weekly on a fixed schedule, plus a report at the close of every stage — whichever comes first. Each report has dated photos, a video walk-through and the BOQ lines covered. Overseas owners get the same reports on WhatsApp, timed to arrive in their waking hours where we can.

Who buys the materials, and how do I know prices are honest?

Materials are bought against the BOQ's named brands, and the shop invoices are shared with you in the stage report. If you prefer to buy some items yourself — common with sanitary ware and tiles — we check quantities and compatibility before you pay. Either way, the invoice trail is complete, and our fee is a declared percentage, so inflating a material price earns us nothing hidden.

What guarantee do I get on the work?

The agreement includes a defect-liability commitment: workmanship defects that appear within the agreed liability period after handover are fixed by the contractor under our supervision, and the snag process at handover makes sure the obvious items are closed before final payment. Material warranties from manufacturers (fittings, appliances, paint systems) pass to you with their invoices in the project file. We write the exact period into your agreement rather than quoting a number here, because it varies with scope.

Can I visit the site during work, or send a family member?

Any time, by simple arrangement with the site team — it is your property. Many overseas clients have a relative attend the survey or the handover walk-through while following the stages on WhatsApp. The reporting system exists so the project does not depend on those visits, but it never replaces your right to walk in.
